10 Questions to ask you building contractor

Building a new house could be a nerve-wracking experience, it is therefore important to talk to the person that will be doing the building to set your mind at ease. Here is a list of some questions you can ask your builder before the project starts.

• Do you guarantee your work?
  Ask the builder for how long he guarantees his work and insist on getting it in writing. Make sure that the document clearly spells out what is covered and for how long.

•  Can I get some of your references in writing?
  The best way to gage a building contractor’s competency is by talking to his previous customers. I good builder should not have any problem with providing you with references from previous projects completed by him.

• How many similar projects have you completed?
  You might be speaking to a competent builder, but does he have experience with your type of project? If he doesn’t you might be better of going to someone that specialize in your kind of project.

• Can you provide me with a concrete project plan?
  A good builder should have a timetable to work against. Once the project kicks off, you can check their progress against the project plan.

• Who will be in charge on the building site once the project kicks off?
  Don’t just assume the building contractor will be the one on site managing the project. The contractor might send one of his foremen to take care of the job. Can you trust this foreman?

• How will you protect my investment?
  This is your project and you could lose a lot of money if something goes wrong. Ask the builder how he will ensure that the project gets finished in a timely manner. How will he ensure that the supplies bought for the project are protected against theft? How will ensure that the supplies bought will be protected against damage?

• Can you provide me with detailed prize estimates?
  Carefully go through the prize estimates. Try to find items that look too high or even too low. Did they charge you for something twice? Builders are only human and they also make mistakes, but that does not mean you have to pay for their mistakes.

• How durable is the building materials that you use?
  Opt for more durable building materials. Even though they are a bit more expensive they will last longer and save you money in the long run.

• Are your building materials ‘Green’?
  Do you’re bit for the environment and determine what the building materials are made of and how will it consume resources, for example, water and electricity during the project.

• How do I preserve my building materials?
  Ask your building contractor if there are any special instructions on how to maintain your building materials. This is after all one of the biggest investments you will make and you want to protect it to the best of your abilities.
